    Northern Homes Community Development Corporation, Inc. is a non-profit organization focused on creating affordable housing. We incorporated in 1998 and received 501(c) 3 designation that same year. We are an approved HUD Counseling Agency with certified MSHDA Housing Counselors.

Northern Homes offers free one-on-one counseling for new homebuyers which cover the following topics:

  • Down payments, interest, closing costs, and other fees
  • Inspectors and realtors

Upon completing the Homeownership Training Counseling Sessions you will receive the certificate that is typically required by lenders when entering into a governent loan program such as MSHDA, RD Rural Development, FHA or VA.

If you do not have the time to take advantage of our free Homebuyer Education Workshop

course you will receive a certificate that is required by many mortgage lenders.

Northern Homes has loans and grants to help you buy and repair a home through the Home Purchase Rehabilitation (HPR) Program.

If you qualify, you could receive up to $25,000 towards repairing your home and up to $10,000 for down payment and closing costs.

 

HOW DO I QUALIFY FOR THE HPR PROGRAM?

Qualification guidelines:

  • You must have good credit and be able to obtain a mortgage from a bank to be able to purchase the home.
  • You must have a qualifying annual income.

  • The home must be within the city limits of specified target areas: Alanson, Boyne City, Charlevoix, East Jordan, Cheboygan, or Petoskey.
  • You must complete our free Homebuyer Education Workshop and One-on-One Counseling session.
  • You must be able to pay a minimum of 1% towards the purchase of your home.
  • You can not currently own a home.
  • You must use the home as your primary residence.

 

Typical repairs include items for safety, health, and energy efficiency such as new furnace, water heater, roof, insulation, or exterior doors if needed.
